A holding fee is payable when entering into the reservation agreement.
A damage deposit may be payable. The deposit will be returned following the student's release from the Tenancy Agreement, subject to deductions for unpaid rent, costs relating to the condition of the room or flat upon departure, and any other breach of the Tenancy Agreement. If the student has already occupied the accommodation, deductions may include unpaid rent up to the approved cancellation date and costs relating to the condition of the room or flat upon departure.
Students may select one of the following payment plans during the booking process: 1 instalment – 2% discount. 2 instalments – 0% discount. 4 instalments – 2% premium. The first rent instalment must be received in cleared funds before the Tenancy Agreement takes effect and the student's right to occupy the room commences. If the first rent instalment is not paid on or before 31 July, the booking may be cancelled. Subsequent instalments will be automatically debited from the registered payment details on their respective due dates, unless the applicant has already paid the instalment. If a scheduled instalment payment fails, the payment will be automatically reattempted 7 days after the original due date.
Payments are primarily accepted through bank transfer, direct debit, and recurring payment. Stripe and TransferMate may also be used to process payment transactions. Payment card or payment account details used to pay the holding fee will be registered as the default automated payment method for subsequent instalments. Applicants may update their payment details after completing their booking but must maintain valid payment card or payment account details throughout the tenancy. Applicants must ensure their registered payment method is valid and has sufficient funds available for scheduled payments. Applicants are responsible for promptly updating their payment details if their card expires, is replaced, or their payment account details change.
Guarantor details must be provided as part of the application. The Tenancy Agreement must be signed by the guarantor, if applicable, before it takes effect.
Applicants are responsible for any fees or charges imposed by their payment service provider, including bank transfer fees. A non-refundable administration fee of £50 applies to each room move or replacement tenant arrangement after the Tenancy Start Date. Students are responsible for cleaning their rooms in accordance with the Tenancy Agreement when changing accommodation.
