Cancellation Policies
  • Cooling Off Period
    A 5-day cooling off period applies from the moment of booking for bookings made prior to 31 May 2026. After 31 May 2026, the cooling off period is 48 hours from the moment of booking. To secure a booking, a signed tenancy agreement and full or partial payment are required. If cancellation is made within the applicable cooling off period, a full refund will be provided minus any applicable bank charges.     Students whose UK student visa is refused by UK Visas and Immigration (UKVI) may cancel and receive a full refund. A visa rejection letter must be provided within 7 days of receiving it or before 16 August 2026, whichever is sooner. The visa rejection letter must include the student's name and the decision date. A refund will not be granted if: The student did not complete all required UKVI visa application steps. The university could not issue a CAS due to the student'
  • Replacement Tenant Accepted
    The tenant must find a suitable replacement tenant. The property has sole discretion to: Accept the proposed replacement tenant and enter into a tenancy agreement. Place the room back on general sale. Allocate the room to another student on the waiting list. The tenancy ends 7 days after one of the above actions has occurred. A £250 Replacement Fee applies.
  • Extenuating Circumstances
    If the booked accommodation becomes unavailable due to circumstances beyond the property's control, alternative accommodation will be arranged. The alternative accommodation may differ from the original booking.
  • Delayed Arrivals & travel restrictions
    If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.
  • University Course Cancellation/Modification
    If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
  • Deferring Studies
    If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment.
