You can cancel your reservation anytime. The £300 reservation fee will be returned if the reservation is cancelled within 24 hours.

Early termination by students

Students wishing to end their tenancy must provide at least two months' written notice before their intended move-out date.

Replacement Tenant Accepted

A fee of £50 (including VAT) applies per replacement tenant. Higher reasonable costs may apply where applicable. The fee covers referencing checks, Right-to-Rent checks, deposit registration, and the preparation and signing of new legal documents.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

A £300 reservation payment is required to reserve an apartment. The reservation payment is held while references and credit checks are completed. Upon successful completion of the application process, the £300 reservation payment is deducted from the first rent payment. The reservation payment is refundable only if the reservation is cancelled within 24 hours.

Security Deposit

A security deposit is required. The deposit is equal to five weeks' rent where the annual rent is less than £50,000. The deposit is equal to six weeks' rent where the annual rent is £50,000 or more.

Pay In Instalment

Rent can be paid monthly.with a UK based salary equal to or greater than 2.5 times a years worth of net effective rent or having a guarantor.

A guarantor acts as a financial back-up and agrees to cover the rent if the tenant is unable to do so. Proof of address. Referencing information. A UK based guarantor must have 5 times the rent in an UK based salary or with Housing Hand. Guarantors must be based in the UK. Only one guarantor is accepted per apartment. Residents may use the property's guarantor partner service (paid service). What can I expect on moving day?

When you arrive to collect your keys on moving day, you will be asked to complete the “Right to rent” (if you haven’t done it already), which is a legal requirement according to the UK government. You can use the parking space you have reserved beforehand and use the cages to transport your boxes to your new apartment. You will receive, on the day if not before, a move in email detailing how you can access Wifi and other key information about your new apartment.

What decorations and fittings am I allowed to put up?

You are welcome to make your apartment feel like your own by decorating (within reason) inside of your apartment. Any changes to the property need to be reverted to their original state at your own expense before you move out (subject to wear and tear).
